Cass County August 2020 Residential Highlights

The stock markets have been bouncing back and so has our local Cass County housing market.  In fact, housing continues continues to lead the way in our economic recovery.  In August, showings and pending sales remained very strong levels while housing
inventory remained limited in Cass County.   As a result, the competitive market and bidding wars we have seen all summer have continued. Mortgage rates remain near record lows right now, and all signs point to a busy fall housing market here in Cass County, MO.

Local Cass County Real Estate Listing Stats

New listings (169) decreased 53.2% from the 387 listed in August 2019, and decreased from the 174 listed in July 2020. Pending sales (204) increased 37.8% from the 148 offers accepted in August 2019, and decreased from the 222 offers accepted in July 2020. Closed sales (180) decreased 15.1% from the 212 closings in July 2019, and decreased from the 204 closings in July 2020.

Inventory and Time on Market:
Inventory stayed even 1.1 months of supply in August as compared to July 2020. Total market time decreased to 34 days.

Year to Date Summary:
Comparing the first eight months of 2020 to the same period in 2019, Cass County Closed Sales (1,269) decreased 1.1%%, Pending sales (1,465) increased 7.6%

Average and Median Sales Prices:
Comparing 2020 to 2019 through August, the average sale price in CASS County, MO has increased 8.7% to $261,487 from $240,459. In the same comparison, the median sale price has increased 7.0% from $215,000 to $230,000.

Fall Housing Demand Continues in Cass County
